Let’s clear a few things up

The fears are real. Most of them aren’t true.

Reverse mortgages carry decades of old baggage. Here’s what today’s rules actually say.

“The bank will take my home.”

You stay on title. Full stop. The home remains yours for as long as you live in it. The loan is only repaid when you sell, move, or pass away.

“I could end up owing more than the house is worth.”

Every Canadian reverse mortgage lender includes a no-negative-equity guarantee. As long as you meet your obligations, you’ll never owe more than your home’s fair value.

“It’ll get taxed and cut into my OAS or GIS.”

The money you access is tax-free. It’s your own equity, not income — so it doesn’t affect your government benefits the way a withdrawal would.

“There must be a monthly payment I can’t afford.”

No required monthly payments. Interest accrues over time and is repaid later — that’s the honest trade-off, and it’s exactly what we walk through together, in plain language.

How it works

Your situation first. A product second — if at all.

Most lenders begin by asking about your home. We begin by asking about you.

Why Sparrow exists

Built by a mortgage veteran who got tired of the sales pitch.

“I built this business on a simple belief: if I take care of the client in front of me, the business will take care of itself.”

After years in the mortgage industry, Jeff Hill kept seeing the same thing: homeowners in their seventies calling a 1-800 number and getting pitched the one product that lender happened to sell. Nobody asked what they were actually trying to solve. Sparrow starts where a good financial conversation starts — with your whole picture. Sometimes that leads to a reverse mortgage. Sometimes it doesn’t. Either way, you’ll know exactly where you stand.

Making the decision to move forward with a Reverse Mortgage through Equitable Bank was a big one, but Jeff and the team at Sparrow made the process so much easier by guiding me every step of the way. My calls were always returned promptly, and I never felt rushed while working through all of the paperwork involved.I have no hesitation in saying that choosing to work with Jeff and the team at Sparrow was absolutely the right decision.

Common questions

What exactly is the free assessment?

A short conversation about your income, expenses, and goals, followed by a side-by-side comparison of every Canadian reverse mortgage lender you’re eligible for — and an honest recommendation, which may be “this isn’t the right tool for you.” It’s free, and there’s no obligation at any point.

Am I eligible?

Generally: all owners on title are 55 or older, the home is your primary residence in Alberta or B.C., and you have meaningful equity. Depending on your age and property, you can typically access up to 59% of the home’s appraised value. The assessment confirms your specific numbers.

Do I lose ownership of my home?

No. You remain on title and the home stays yours. The loan is repaid when you sell, move out, or pass away — and every Canadian lender includes a no-negative-equity guarantee, so you’ll never owe more than the home’s fair value provided you meet your obligations.

What’s the catch?

Interest accrues over time, which means your home equity reduces as the loan grows. That’s the real trade-off, and it’s the first thing we put on paper for you. For some people it’s absolutely worth it; for others it isn’t. Our job is to show you which — honestly.

Why use Sparrow instead of calling a lender directly?

A lender can only ever show you their own product. Sparrow is independent — we compare all four Canadian reverse mortgage lenders and recommend what fits your situation, not what pays a pitch. And it costs you nothing to use us.

Will anyone pressure me or my family?

Never. We actively encourage family members to join the conversation, we recommend independent legal advice before any decision, and if you walk away, we’ll wish you well. That’s the promise — and it doesn’t expire.

Is it time your equity started working for you?

You spent decades building it. Spend five minutes finding out what it can do — from someone local who’ll give it to you straight.
